1) If you intend to build your conservatory facing a road, you will require planning permission.

2) In a detached property a conservatory more than 400cm deep will need planning permission.

3) You may be able to avoid the need for planning permission in a semi-detached property if the conservatory is no more than 3 meters deep.

4) If your conservatory is less than 4m tall you may not need planning permission.

5) As well as being restricted to 400cm in height, you conservatory should be no more than half the height of your home.

6) At least 50% of the external faces of the conservatory must be glass, and 75% of the roof must be either glass or polycarbonate.

7) An external door needs to separate your conservatory from your home.

8) Conservatory extensions to listed buildings, national parks or protected areas will require planning permission.

Even if you don’t need planning permission it is always a good idea to get your local planning officer to give you a letter of lawful development. This will be worth its weight in gold if selling the property as it proves that you met any regulations at the time of building.

On the other hand, organic soils are not very suitable to be used for retaining walls and at the very least only used to finish off the top 200mm of the retaining wall.
